With 32 inches of rain a year already landing on the yard, the controller needs to be set conservatively and adjusted seasonally rather than left on a spring program through November. We would rather you slightly underwater established Zoysia than overwater it. Install discipline matters more with Zoysia because it fills gaps slowly — a sloppy job leaves you looking at grid lines for a full season. We strip, grade, amend the top four inches, lay tight staggered seams and roll for soil contact. Recovery is the honest downside: if a truck parks on it or a dog picks a favourite corner, the repair takes its time. This is not a grass for a yard that gets abused.
